Blueprint Designs:

• We offer a portfolio of standard blueprint designs for a selection of popular lot widths and sizes found throughout the GTA and Ontario in both traditional and modern styles

• We then customize your preferred blueprint to your lot by adjusting exterior finishes and interior layouts ensuring that your final design is economical yet responsive to your personal tastes, needs, and lot requirements

Custom Homes:

• Custom homes, cottages and vacation properties

• We will work with you from project conception through planning approval and home construction with the option of interior design services after project completion to bring your complete vision to life

• We have worked on homes of all price ranges from $500,000 to $20,000,000 and we will work with your budget to bring your ideas to life

Additions, renovations and restorations:

• We work on both commercial and residential addition and renovation projects

• legal basement and laneway structures 

In order to ensure that your projects stay on time and on budget we also have a dedicated Planning Coordinator on staff always ready to work with Building Departments across Ontario to obtain all necessary planning approvals such as:

• building permits and approvals;

• site grading plans and reviews;

• site plan control agreements, including architectural control guidelines;

• environmental impact studies and conservation authority approvals;

• Sustainable design within LEED and Energy Star guidelines;

• lot development and zoning by-law reviews;

• lot severance and zoning change applications and approvals;

• preparation for and representation at Committee of Adjustment Hearings;

• in-house creation of Heritage Impact Statements, project proposals and Urban Design Briefs

• representation at Community and Council Meetings/Hearings

We will prepare:

• architectural elevations

• interior layout drawings

• working and construction drawings

• space planning visualization renderings

• architectural briefs and reports

Commercial Projects

Multi-unit Residential Developments/Projects:

• Low-rise and mid-rise condominium and mixed use projects

• Freehold and condominium stacked/linked townhouse projects

• We will work with you to obtain zoning change approvals, develop site plans and prepare and administer Architectural Control Guidelines

Commercial projects:

• Low-rise and mid-rise commercial projects including multi-unit commercial plazas and office buildings

• Building permit applications for individual commercial units such as:

• Day cares and other child care centers

• Restaurants

• Other projects requiring specific approvals such as secure medicinal marijuana operations

Hospitality Projects:

• Camp site facility design and development

• New and converted Bed and Breakfast projects

• Motels and recreational areas and facilities

• We will help you interpret applicable zoning and building code requirements to ensure that your project progresses on time and on budget 

Industrial Projects:

• We have worked on a variety of industrial projects preparing working drawings, building permit applications and zoning by-law amendments throughout Ontario

• Examples include Waste Transfer facilities, storage unit facilities and factory floors
